Adequate public safety measures have been incorporated into the design of <br />the plan. <br />The subject property is not located in an Alquist-Priolo Special study zone. All <br />construction will be designed to meet the requirements of the Uniform Building <br />Code, other applicable City codes, and State of California mandated noise, <br />energy, and accessibility requirements. The project site adjoins existing public <br />streets with adequate emergency vehicle access. All streets meet City standards <br />and are adequate to handle the anticipated traffic volumes. The project site <br />includes a public sidewalk along the north side of Cameron Avenue to the <br />existing pedestrian pathway adjoining Martin Avenue. Adequate access is <br />provided to all structures for police, fire, and other emergency vehicles. <br />Therefore, this finding can be made. <br />The plan conforms to the purposes of the PUD District. <br />The proposed PUD Development Plan sets forth the parameters for the <br />development of the subject property in a manner consistent with the Pleasanton <br />General Plan and with the surrounding azea. The proposed PUD Development <br />Plan implements the purposes of the City's PUD Ordinance by providing a <br />development consisting of 25 new single-family detached homes and <br />miscellaneous public infrastructure including streets, sidewalks, utilities, etc. <br />Through the proposed design augmented by the recommended conditions applied <br />to the proposed PUD Development Plan, the project will substantially conform to <br />the requirements for development specified in the Pleasanton General Plan. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD-50, the application of Ponderosa Homes for <br />Planned Unit Development (PUD) development plan approval to subdivide an <br />approximately 19.83-acre site into 27 lots and to construct 25 new, one- and <br />two-story single-family detached homes ranging in size from 3,908 square feet to <br />4,595 square feet at the property located at 3157 Trenery Drive and 2313 Martin <br />Avenue, subject to the conditions shown in Exhibit B, attached hereto and made <br />part of this case by reference. <br />Section 2. This resolution shall become effective immediately upon its passage and <br />adoption. <br />
