35. The project developer shall implement the following measures with the construction of <br />the structures covered by this approval so that the owners can install roof-mounted photo- <br />voltaic systems in the future: <br />a. Electrical conduit and pull strings shall be installed from the roof/attic areas to the <br />buildings' main electrical panels. <br />b. Roof trusses shall be "engineered" to handle an additional load of five-pounds per <br />square foot beyond that of the anticipated for roofing. <br />c. An area shall be provided near the electrical panel for the "inverter" required to <br />convert the direct current output from the photovoltaic panels to alternating <br />current. <br />d. A bi-directional electrical meter shall be installed. <br />These measures shall be shown on the building permit plan set submitted to the Planning <br />Director for review and approval before issuance of the first building permit. The project <br />developer shall provide to the future homebuyers the necessary information delineating <br />the means by which photovoltaic panels can be applied to the roofs of the structures <br />covered by this approval. This information shall be submitted to the Director of Planning <br />for review and approval prior to occupancy of the first unit. <br />Disclosures <br />36. The recorded deed of sale for all lots covered by this PUD Development Plan approval <br />shall include the following: <br />a. A clause stating the existence of the Zone 71ake located on the east side of <br />Martin Avenue is a reclaimed Kaiser quarry pit. <br />b. A clause indicating the close proximity of the Livermore Municipal Airport; the <br />possible impacts to homes due to aircraft overflights; a warning that the noise <br />generated from the Livermore Airport is a mix of business jet and small aircraft <br />operations; that the Livermore Airport operates 24 hours per day, 365 days per <br />year; and that the Livermore Airport has proposed an expansion of the airport. <br />The project developer shall submit the wording for this notice to the City Attorney for <br />review and approval before recordation of the final subdivision map. <br />Tentative/Final Subdivision Map Requirements: <br />37. The project developer shall record CC&R's at the time of recordation of the final <br />subdivision map, which shall create a property owners association or as maintenance <br />association for this development. The property owners/maintenance association shall <br />include Lots 4 through 27. The CC&R's shall be subject to the review and approval of <br />the City Attorney prior to recordation of the final subdivision map. The property <br />owners/maintenance association shall be responsible for the maintenance of the bio- <br />retention areas adjoining Street "A" and the public right-of--way landscaping between the <br />
