PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2006-35 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF PONDEROSA <br />HOMES FOR PLANNED UNIT DEVELOPMENT (PUD) DEVELOPMENT PLAN <br />APPROVAL, AS FILED UNDER CASE PUD-50 <br />WHEREAS, Ponderosa Homes has applied for Planned Unit Development (PUD) development <br />plan approval to subdivide an approximately 19.83-acre site into 27 lots and to <br />construct 25 new, one- and two-story single-family detached homes ranging in <br />size from 3,908 square feet to 4,595 square feet at the property located at <br />3157 Trenery Drive and 2313 Martin Avenue; and <br />WHEREAS, at its duly noticed public hearing of June 28, 2006, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission recommended approval for the Negative Declaration <br />prepared for this project; and <br />WHEREAS, the Planning Commission determined that the proposed PUD development plan is <br />appropriate for the site; and <br />WHEREAS, the Planning Commission made the following findings for the PUD development <br />plan: <br />The plan is in the best interests of the public health, safety, and general <br />welfare. <br />The proposed project as designed and conditioned meets all applicable City <br />standards concerning public health, safety, and welfare, e.g., vehicle access, <br />geologic hazards (new development not within a special studies zone), and flood <br />hazards. Full public streets and water, storm, and sanitary sewer lines are present <br />to serve the proposed lots on this site. Therefore, this finding can be made. <br />2. The proposed development plan is consistent with the City's General Plan. <br />The Pleasanton General Plan designates the Lehman-Selway property for Low <br />Density Residential land uses, with a maximum density of less than two dwelling <br />units acre and a midpoint density of one dwelling unit per acre. The proposed, <br />gross density for this development is 1.36 dwelling units per acre following the <br />General Plan's methodology of calculating density based upon "Gross <br />Developable Acres".
