38. The applicant shall collect and store seeds until it is time to reseed. Seed collection shall <br />be in accordance with the WRA report for species. <br />Noise <br />39. The applicant shall strictly follow the recommendation stated in the Noise Study prepared <br />by Thorburn Associates, included in Exhibit A, on file with the Planning Department. <br />40. The maximum instantaneous noise level at the subject site shall not exceed of 50 dBA in <br />the bedrooms and a maximum instantaneous noise level of 55 dBA. in other rooms. Prior <br />to the final inspection by the Planning Department, the applicant shall provide <br />certification letter from an acoustic consultant stating the proposed development has met <br />the noise levels as stated in the General Plan. <br />Building Permit Review: <br />41. The applicants shall obtain a building permit, and any other applicable City permits for <br />the project prior to the commencement of any construction. <br />42. To initiate the building permit plan check process, the applicants shall submit the <br />following: <br />a. Three (3) full-size sets of construction plans (wet-stamped and signed); <br />b. Two (2) sets of the necessary structural and Title 24 calculations; <br />c. Two (2) copies of asite-specific soils report; <br />d. The completed Building Permit Questionnaire; and <br />e. The necessary fees. <br />43. All dwelling units in the development shall be constructed to meet Title 24 state energy <br />requirements. <br />44. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br />45. The project developer shall submit a building survey and/or record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the Municipal <br />Code of the City of Pleasanton. These plans shall be approved by the Chief Building <br />Official prior to the issuance of a building permit. The site development plan shall <br />include all required information to design and construct site, grading, paving, drainage, <br />and utilities. Specific items to be indicated on the site development plan necessary to <br />construct the improvements are to be in accordance with the City of Pleasanton Private <br />Development Design Guidelines adopted April 15, 1986. <br />
