PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2006-33 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF BARBARA <br />YOUNG FOR PLANNED UNIT DEVELOPMENT REZONING AND PARCEL MAP <br />APPROVAL, AS FILED UNDER CASE PUD-44 <br />WHEREAS, Barbara Young has applied for Planned Unit Development (PUD) rezoning of an <br />existing 2.91-acre parcel from Agriculture (A) District to Planned Unit <br />Development -Low Density Residential (PUD-LDR) District and for Parcel Map <br />approval to subdivide the existing lot into three parcels, measuring approximately <br />19,779 square feet, 50, 192 square feet, and 45,094 square feet, for three custom <br />homes at 11249 Dublin Canyon Road; and <br />WHEREAS, at its duly noticed public heazing of June 28, 2006, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission recommended approval for the Negative Declaration <br />prepared for this project; and <br />WHEREAS, the Planning Commission determined that the proposed rezoning and Parcel Map <br />are appropriate for the site; and <br />WHEREAS, the Planning Commission made the following findings for the PUD development <br />plan: <br />The plan is in the best interests of the public health, safety, and general <br />welfare. <br />As conditioned, the proposed development would meet City standards for street <br />improvements and utility design. Adequate storm drain, sanitary sewer, and water <br />service utilities are present in the azea surrounding the development and are <br />sufFicient to serve the proposed development. All on-site infrastructures shall be <br />installed by the project developer with connections to municipal systems in order <br />to serve the site. The project will generate traffic loads that can be accommodated <br />by the existing City streets and intersections in the area. Adequate access would <br />be provided to all structures and units for police, fire, and other emergency <br />response vehicles. The building would be designed to meet the requirements of <br />the Uniform Building Code (UBC) and other applicable City codes. The <br />proposed plan is in the best interests of the public health, safety, and general <br />welfare, and, therefore, this finding can be made. <br />
