EXHIBIT B-1 <br />CONDITIONS OF APPROVAL <br />PUD-OS-OIM-O1D, Frank and Barbara Berlogar <br />Silver Oaks Estates (Tract 7399) <br />2200 Vineyard Avenue <br />June 28, 2006 <br />The final design guidelines for the homes to be located on the lots of Silver Oaks Estates <br />shall substantially conform to the design guidelines, Exhibit A, dated "Received June 19, <br />2006" on file with the Planning Department, except as modified by the following <br />conditions. <br />All conditions of Cases PUD-OS through PUD-OS-O1 M shall remain in full force and <br />effect except as otherwise modified by this approval. <br />This approval including design guidelines and review procedures shall remain effective <br />for the life of the development called Silver Oaks Estates or by any future name unless <br />modified by a subsequent City action. <br />4. The project developer shall provide all buyers of the lots in Silver Oaks Estates with <br />copies of the approved design guidelines and the project conditions of approval. <br />The following paragraphs shall be included in the design guidelines: <br />Floor Area Ratio (FAR): <br />• Definition: FAR is the ratio of total floor area of all buildings on site to the total <br />land area of the site. <br />• Any garage area exceeding 600 square feet is to be included in the FAR <br />calculation. <br />• Floor area where the finished ceiling height is greater than fourteen (14) feet is to <br />e counted at two times the actual floor area. <br />• Basement area shall not be included in the FAR calculation. <br />• Covered porches that are not open 85% o at least two sides shall be included in <br />the FAR calculation. <br />• The maximum FAR allowed is 40%. <br />Green Building: <br />The homeowners and their design team shall contact the City of Pleasanton and conform <br />to the Green Building Ordinance. <br />
