16. No outside washing of floor mats, containers, equipment, etc. shall be conducted unless a <br />contained wash area is provided on-site. The location of the wash area shall be subject to <br />review and approval by the Planning Director and Chief Building Official. The wash <br />area shall be covered and shall be designed to prevent runoff onto or from the area. The <br />area shall be connected to the sanitary sewer, subject to approval by DSRSD, or shall be <br />collected in a containment area and removed regularly by a disposal and recycling <br />service. If connected to the sanitary sewer, a structural control such as a sand filter or oil/ <br />water separator shall be used, and a sign shall be posted prohibiting the dumping of <br />hazardous materials. Other methods may be used subject to the approval of the Planning <br />Director and Chief Building Official. The applicant shall instruct employees to conduct <br />all such washing activities in this area. <br />17. The applicant shall obtain all necessary approvals from the Department of Alcoholic <br />Beverage Control prior to serving alcohol. <br />18. Prior to start of employment, employees that serve alcohol shall undergo a training <br />program such as TIPS (Training for Intervention Procedures) that is designed to prevent <br />intoxication, underage drinking, and drunk driving. <br />19. The applicant shall contact the Building, Police, Fire, and County Environmental Health <br />Departments to determine all applicable requirements for the proposed use. The structure <br />must be made to conform to all applicable occupancy requirements, codes, and <br />ordinances for the proposed use. <br />20. All building and other applicable City permits shall be obtained prior to construction of <br />any tenant improvements. <br />21. The applicant shall pay any and all fees to which the use may be subject prior to issuance <br />of building permits and/or occupancy. The type and amount of the fees shall be those in <br />effect at the time the building permit is issued. <br />22. Prior to occupancy, the applicant shall repair the potholes and/or large cracks in the <br />parking lot paving and restripe the parking spaces. Striping shall conform to the site <br />plan, Exhibit A. <br />23. Prior to occupancy, the applicant shall submit a lighting plan for the exterior of the <br />building and parking lot for the review and approval by the Planning Director and Chief <br />Building Official. The lighting plan shall comply with the City's Security Ordinance <br />(Chapter 20.36 of the Pleasanton Municipal Code). Any new outdoor lights shall be <br />designed and/or installed to reduce glare on the adjacent properties. <br />24. No signage is approved as part of this application. Prior to installation of any signs, a <br />comprehensive sign program shall be submitted to the Planning Director for review and <br />approval. Said sign program shall include the specific details for each sign (i.e., colors, <br />materials, illumination, location, sign text, mounting detail, etc.). <br />
