EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-54, Greg Remick, Threehand LP <br />5 Windy Oaks Drive (formerly 1680 Vineyard Avenue) <br />May 24, 2006 <br />General Conditions <br />Development shall be substantially as shown on the development plans, Exhibit A, dated <br />"Received" May 4, 2006, on file with the Planning Department, except as modified by <br />the following conditions. Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director if found to be in substantial conformance to the <br />approved exhibits. <br />2. The uses of the various parcels within the project shall be as follows: <br />a. The Designated Development Areas shown on Exhibit A shall be <br />classified "Hillside Residential" and shall be subject to the following uses: <br />(1) Permitted Uses: <br />(a) single-family detached housing <br />(b) household pets (up to 4 as defined by the Pleasanton Municipal Code) <br />(c) accessory structures and uses <br />(d) small family day care home (in accordance with State law) <br />(e) second unit in conformance with the Pleasanton Municipal Code <br />(2) Conditional Uses: <br />(a) adult daycare or nursing home for not more than six patients <br />(b) home occupation <br />(c) large-family day care home (in accordance with State law) <br />(3) The above-listed uses shall have the meaning as defined and/or interpreted <br />for uses in the R-1 districts of the Pleasanton Municipal Code. Other uses <br />listed in the R-1 districts of the Pleasanton Municipal Code may be either <br />permitted or conditionally permitted if the Planning Director finds that such <br />uses do not conflict with the requirements of the Vineyard Avenue Corridor <br />Specific Plan. <br />
