EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PDR-520/PCUP-162, City of Pleasanton Water Tank <br />5 Windy Oaks Drive <br />l . The water tank, temporary stockpile, and related improvements shall substantially conform to the <br />development plans, Exhibit A, dated "Received" March 2, April 12, Apri126, and May 4, 2006, <br />on file with the Planning Department, except as modified by the following conditions. Minor <br />changes to the plans may be allowed subject to the approval of the Planning Director if found to <br />be in substantial conformance to the approved exhibits. <br />2. This design review approval shall lapse and shall become void one year from the date of <br />approval unless construction has commenced and is diligently pursued toward completion or an <br />extension has been approved by the City. <br />3. The conditional use permit approval for the temporary stockpile will lapse one year from the <br />effective date of this approval unless an extension has been approved by the City. <br />4. If the interim dirt stockpile covered by this approval results in conflicts or other impacts to the <br />site and/or surrounding properties, at the discretion of the Planning Director, this conditional use <br />permit may be referred to the Planning Commission for subsequent review at a public hearing. If <br />necessary, the Planning Commission may modify or add conditions of approval to mitigate such <br />impacts, or may revoke said conditional use permit. <br />5. All conditions of approval for this case shall be reprinted and included as a plan sheet(s) with the <br />construction plans. These conditions of approval shall be on, at all times, all grading and <br />construction plans kept on the project site. <br />6. Prior approval from the Planning Department must be received before any changes are <br />constituted in site design, grading, tank design, colors or materials, landscape material, etc. <br />7. The applicant shall make the following modifications to the new road: <br />a. The speed tables bumps shall be removed. <br />b. The lower turnout shall be removed. <br />c. Two-foot wide unpaved shoulders shall be utilized on either side of the road unless <br />otherwise approved by the City Engineer and Planning Director. <br />Said modifications shall be shown on the construction plans and shall be subject to review and <br />approval by the City Engineer and Planning Director prior to the start of construction. <br />
