d. The project developer shall post with the City prior to approval of final <br />subdivision map, an additional performance bond for all subdivision <br />improvements that are not to be accepted by the City of Pleasanton. <br />The water and gravity sanitary sewer mains shall be public and maintained by the <br />City. There shall be individual sanitary sewer and water laterals to each dwelling <br />unit. There shall be a two-way cleanout on the sanitary sewer lateral located at the <br />back of the PSE. The sanitary sewer system shall be designed to flow by gravity. <br />This detail shall be designed to the satisfaction of the City Engineer and shall be <br />shown on the improvement plans. <br />The storm drain system outside the street right-of-way shall be private and <br />maintained by the homeowner's association. <br />g. All subdrains shall have cleanout installed at the beginning of the pipe. The <br />bottom of the pipe shall terminate in a storm drain or other storm drain outfall; <br />subject the approval of the City Engineer. The project developer's engineer shall <br />submit a final subdrains location map to the City Engineer prior to acceptance of <br />the Public Improvements. It shall be the responsibility of the homeowner to <br />relocate the subdrains, if during the excavation of a pool or other subsurface <br />structure the subdrains are encountered. All owners within the subdivision shall <br />receive notice of the presents of these subdrains. The City Attorney shall approve <br />said notice. <br />h. The developer shall give notice to any prospective owners of the maintenance of <br />the concrete V-ditch storm drain system. The City Attorney shall approve the <br />exact language of the notice. <br />All agency environmental permits shall be obtained prior to the Final Subdivision <br />Map or the issuance of a grading permit as required by the City Engineer. <br />The storm drainage from each lot shall be directed to the street or an approved <br />storm drain system in accordance with Sections 1806.55 and 3315.4 of the 1997 <br />Uniform Building Code unless otherwise approved by the Building Official and <br />City Engineer. <br />k. Unless otherwise approved by the City Engineer, roof leaders shall not be <br />connected directly to the street gutter or storm drain system. The applicant's soil's <br />engineer may submit recommendations to the City Engineer for consideration on <br />the matter. <br />The developer shall install subdrains at the perimeter of all building foundations, <br />at the back of sidewalk or back of curb along all streets within the development. <br />Said drain shall be connected to the street storm, unless otherwise approved by the <br />City Engineer. <br />6 <br />
