This opening is necessary to provide adequate vehicular <br />access to the adjacent pump station. In addition, the <br />applicant shall install asphalt over all of the area between <br />the access gate and the pump station. <br />9. That the entrance driveway apron off Valley Avenue be <br />increased to a 40' width. <br />10. That a final landscape plan be submitted for final review and <br />approval of the Planning Director prior to issuance of any <br />building permits. Included on these plans shall be dense <br />landscaping along the east and southern property lines. This <br />landscaping shall include 3-4' tall mounds planted with a <br />combination of ground cover, screening shrubs and pine and <br />evergreen pear trees. In addition, the applicant shall take <br />over maintenance and irrigation of all landscaping along the <br />Valley Avenue frontage of the site. <br />11. That parking stalls #26-#32 be eliminated and that red curbs <br />and/or "No Parking" signs, as required by state law to enable <br />enforcement, be installed along the west side of the on-site <br />access driveways in this area in order to maintain clear fire <br />lanes at all times. <br />12. That this development is subject to all Standard Conditions <br />of Development, attached hereto and made a part of this case <br />by reference, except Conditions 7, 22, 25, 26, 28, 29, 31, <br />33, 46, 49 and 50. <br />(srtg881) <br />- 7 - <br />
