PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-88-61 <br />RESOLUTION APPROVING CASE UP-88-14, APPLICATION OF LARRY <br />EVANS/THE GAME STATION <br />WHEREAS, Larry Evans/The Game Station has applied for a <br />conditional use permit to operate a game arcade located <br />at 4301 Valley Avenue; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Commercial District; and <br />WHEREAS, at their duly noticed public hearing of May 25, 1988, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purposes of the district in <br />which the site is located. <br />The subject site is zoned PUD (Planned Unit <br />Development) - Commercial District. Game arcades <br />are a conditionally allowed use in most <br />subdistricts of the "C" (Commercial) zoning <br />district. One of the purposes of the "C" District <br />is to provide opportunities for amusement <br />establishments of the convenience of the public and <br />in mutually beneficial relationship to adjacent <br />commercial and residential uses. Due to the <br />aggregation of uses in Valley Plaza, the are has <br />been plagued by loitering, vandalism, and related <br />problems to varying degrees over time. These <br />problems have had an adverse effect on neighboring <br />uses in the past. The problems will not be <br />eliminated completely as long as the Game Station <br />and other youth-oriented bushiness are present at <br />the site. However, through the owner's greater <br />efforts to comply with conditions of approval, the <br />problems which have been associated with the Game <br />Station have been minimized significantly, and the <br />situation at the plaza has improved as a result. <br />
