measures necessary to save each tree. The applicant and the <br />tree consultant shall endeavor to design on-site drainage to <br />minimize adverse effects upon trees to be saved; in doing so, <br />on-site grading shall be minimized. The street improvements <br />for Rose Lane, curb elevation and storm drainage system, <br />shall be designed to augment the attempts to retain the <br />walnut trees. The tentative subdivision map shall show all <br />on-site grading and drainage and shall show how the plan <br />meets the recommendations of the tree study to retain the <br />majority of the walnut trees. <br />9. A final house siting plan, showing driveways and lot grading, <br />shall be submitted for review and approval by the Planning <br />Director prior to approval of the final subdivision map. Any <br />tree trimming/pruning shall be shown on the plan, together <br />with the recommendations of a tree consultant for such tree <br />trimming/pruning. No trimming/pruning shall be allowed if <br />the Planning Director determines it would be detrimental to <br />the tree. <br />10. This project shall pay for reimbursement to others who have <br />installed improvements benefitting this project which are <br />covered by City-developer reimbursement agreements. <br />11. This development shall be subject to all of the Standard <br />Conditions of Devleopment, except for Conditions Nos. 9,11, <br />12, 13, 14, 22, and 25. <br />- 2 - <br /> <br />
