CONDITIONS OB APPROVAL <br />PUD-88-8 <br />June 8, 1988 <br />1. The project shall be substantially as shown on the site plan, <br />Exhibit A, dated "Received April 15, 1988," on file with the <br />Planning Department, except as modified by these conditions. <br />2. The site development standards and uses of the project site <br />shall be those of the R-1-10,000 District except as modified <br />by the attached plan. <br />3. Street improvements across the Rose Lane frontage of the site <br />shall include 5 ft. sidewalk, curb/gutter, 32 ft. of <br />pavement, and temporary, asphalt curb. IMprovements shall be <br />designed to locate the easterly future face of curb of a 36 <br />ft. curb-to-curb street at the easterly right-of-way line of <br />Rose Lane. That portion of the 60 ft. right-of-way not <br />located within the 46 ft. right-of-way provided for above may <br />be vacated by the City and added to the project lots. <br />4. All utilities in Rose Lane shall be extended across the full <br />frontage of the project site. Overhead utilities shall be <br />undergrounded across the project frontage. <br />5. Water system improvements shall be included, if necessary, to <br />meet City fire flow requirements, all Fire Department <br />requirements for water/hydrant provisions shall be met. <br />Sewerage system improvements designed to accommodate future <br />flows shall be installed to connect the site to existing, <br />approved sewer mains. Storm drainage systems sufficient to <br />provide site drainage shall be installed. All project public <br />improvements shall be designed to the satisfaction of the <br />City Engineer. Any off-site improvements made necessary by <br />this condition may be eligible for partial reimbursement <br />pursuant to a standard form City reimbursement agreement. <br />6. Dedication of a strip of land 26 ft. wide along the southerly <br />property line (Rose Avenue) shall be offered at the time of <br />subdivision. Street improvements for Rose Avenue shall be <br />deferred, subject to a standard form City deferred <br />improvement agreement. <br />7. Lot lines should be adjusted to locate 4 rows of English <br />walnut trees near the two interior lot lines. The corner lot <br />should be kept as close to 80 ft. wide as feasible. The <br />relocated lot lines shall be shown on the tentative <br />subdivision map for review and approval by the City. <br />8. All walnut trees along the site's periphery shall be <br />retained. As many of the walnut trees within the site shall <br />be retained as is feasible, given the requirements of house <br />siting. The applicant shall prepare a tree report meeting <br />City requirements prior to submittal of a tentative <br />subdivision map for the project which shall detail the <br />- 1 - <br />
