Attaalfinent A <br />PIID-82-10-7M <br />Juna 8, 1988 <br />That the development be substantially as shown on the plans, <br />Exhibit A, on file with the Planning Department. <br />That the driveway and turn-around area be designed to the <br />satisfaction of the Fire Marshal and Planning Director. <br />Detailed plans for the driveway, turn-around and site plan <br />shall be submitted for review and approval prior to issuance <br />of any building permits. <br />3. That the applicant submit detailed plans and hydrologic data <br />on the proposed storm drain improvements for review and <br />approval of the Planning Director and City Engineer prior to <br />issuance of any building permits. Grading for this work <br />shall be minimized and all areas revegetated as necessary. <br />4. That the applicant shall submit a final grading and drainage <br />plan prepared by a licensed civil engineer depicting all <br />final grades and on-site drainage control measures, including <br />concrete lined V-ditches to protect all cut and fill slopes <br />from surface water overflow. This plan shall be reviewed and <br />approved by the Planning Director prior to the issuance of <br />any building permits. <br />5. That this approval is fore the expanded building envelope, <br />pad elevation and storm drain improvements only. All other <br />on-site improvements shall be submitted for separate review <br />through the standard Planning and Building Department <br />process. <br />6. That the extent of the proposed northern pad expansion be <br />revised to adhere to the requirements of the Municipal Code <br />with regard to front yard setbacks. The final location of <br />the expanded pad at the northern property line shall be <br />submitted for final review and approval of the Planning <br />Director prior to issuance of any building permits. <br />7. That all grading shall be rounded at the edges of cuts and <br />fills to create natural landforms. <br />8. That all conditions of PUD-82-10 shall remain in full force <br />and effect. <br />- 6 - <br />
