9. That the undeveloped future pad shall be planted and kept in <br />a neat and~weed-free state at all times. <br />10. That reciprocal access and parking easements be recorded <br />between all future parcels, unless otherwise approved by the <br />Planning Director. <br />11. That the applicant shall construct all of the on-site parking <br />driveways, aisleways, and landscaping at the same time. No <br />project phasing (except for the future financial pad) shall <br />be permitted, unless otherwise approved by the Planning <br />Director. <br />12. That the applicant be responsible for its pro-rata share of <br />the interim street improvements at the intersection of Santa <br />Rita Road and Pimlico Drive and the intersection of the <br />WBI-580 off-ramp and Tassajara Road, as determined by the <br />City Engineer. Payment of this pro-rata share shall be made <br />when directed by the City Engineer. <br />13. That the proposed traffic mitigation measures for Hopyard <br />Road, Owens Drive and EBI-580 off-ramp be interim and done at <br />the time it is deemed necessary by the City Engineer; these <br />improvements shall be bonded for by the applicant for both <br />the installation and removal at the time building permits are <br />taken out for the project, unless the improvements have been <br />previously bonded for. If said improvements are required to <br />be constructed, then the City Engineer shall spread, if <br />feasible, the cost in proportion to the pro-rata square <br />footage share of all buildings whose approval was made <br />possible by these mitigation measures. <br />14. That the applicant shall redesign the Hopyard Road and <br />Stoneridge Drive entrance driveways to eliminate any <br />conflicting vehicular movements. The final designs shall be <br />completed to the satisfaction of the City Engineer and be <br />submitted for final review and approval prior to issuance of <br />any building permits. <br />15. That the project shall be subject to all conditions imposed <br />on case PUD-81-30. <br />16. That in order to provide full traffic movements at the <br />Inglewood Drive entrance driveway, the applicant shall remove <br />an approximately 67" long section of the center median. The <br />removal and roadway repair shall be completed by the <br />applicant and done to the satisfaction of the City Engineer. <br />- 9 - <br />
