That the development be substantially as shown on the plans,
Exhibit A, on file with the Planning Department.
2. That the design of the future 12,000 sq. ft. financial center
be submitted for future separate review and approval of the
Planning Commission and City Council.
3. That the handicapped parking spaces for the 10,000 sq. ft.
retail building be relocated closer to the main building
entrance. The final location shall be subject to final
review and approval of the Planning Director.
4. That red curbs and/or "No Parking" signs, as required by
state law to enable enforcement, be installed along on-site
access driveways in order to maintain clear access at all
times. Parking is to be limited only to designated striped
parking stalls.
5. That the final design of all trash and transformer enclosures
be submitted for final review and approval of the Planning
Director. If the enclosures proposed along the Hopyard Road
and Chabot Drive frontage cannot be installed in a manner
that is adequately screened from public roadways, either
through landscaping, berming or redesign to a recessed
enclosure, then the Planning Director will request
relocation/redesign to his satisfaction.
6. That the applicant relocate the nine tree wells along the
west elevation of the two-building office complex to the
front of the parking stalls. The final location and design
of these tree wells shall be submitted for final review and
approval of the Planning Director prior to the issuance of
any building permits.
7. That no sign approval is included with this project. A
comprehensive sign program shall be submitted for future
review and approval of the Planning Commission. Included
within this submittal shall be details on the individual
tenant on-site directional, as well as the monument, signage.
8. That at no time and under no circumstances shall any
mechanical equipment, vents, coolers, blowers, exhaust fans,
antennae, etc. be allowed to project above the roof parapet
of any of the buildings.
- 8 -
