The sum total of the above-identified units would exceed the 47 units that, <br />technically, are reduced from the Oak Grove property. Staff notes that the <br />above-described developments would provide living opportunities for very <br />low-, low-, and moderate-income households. <br />Staff, therefore, believes that this finding can be made. <br />7. Whether the proposed development plan conforms to the purposes of the <br />PUD District: <br />The proposed PUD Development Plan sets forth the parameters for the <br />development of the subject property in a manner consistent with the Pleasanton <br />General Plan, the Final Environmental Impact Report, and with the surrounding <br />area. <br />• The proposed PUD Development Plan implements the purposes of the City's <br />PUD Ordinance by providing a combined development consisting of 51 <br />single-family custom homes, the transfer of approximately 497 acres of open <br />space land to the City (or other public entity), the installation of local/regional <br />trails and a staging area for bicyclists/pedestrians/equestrians, and the <br />protection of sensitive habitat areas. <br />• The proposed design guidelines that will guide the individual lot development <br />- building, site, and landscape design and maintenance -will individual lot <br />development in a manner that will reflect and conform to the existing <br />topography and site context. <br />Through the proposed design augmented by the recommended conditions <br />applied to the proposed PUD Development Plan, the project will substantially <br />conform to the requirements for development specified in the Pleasanton <br />General Plan.
