EXHIBIT A <br />RESOLUTION PC-88-90 <br />RESOLUTION PC-88-91 <br />August 10, 1988 <br />1. That the development shall be substantially as shown on the <br />Vesting Tentative Tract Maps 5801 and 5802 on file with the <br />Planning Department. <br />2. That the developer shall complete improvements on the <br />unimproved portions of Vine Street directly to the west of <br />the site and aid in the coordination of the opening of Vine <br />Street, including the removal of fences and their appropriate <br />setback from Vine Street. The City or the developers of the <br />adjacent Royal Gardens Apartments shall reimburse the <br />applicant for the off-site improvements for Vine Street. <br />3. That the utility pole located at the Northwest corner of <br />Vineyard Avenue and Mavis Drive shall be moved back 4 feet <br />from the corner at an angle 45 degrees from Vineyard Avenue <br />to allow for an adequate turning radius. The applicant shall <br />complete any necessary improvements to this corner as <br />required by the City Engineer. <br />4. That Tracts 5801 and 5802 be consolidated into the Arroyo <br />Villages i homeowners association, and be responsible for the <br />maintainance of all common areas and private streets. <br />5. That Parcel B be offered to, and accepted by, Frank Riccio <br />for future development prior to the final map. Failure to <br />transfer title of the property to Mr. Riccio will result in <br />reconfiguration of lots 2, 3, and the remainder parcel south <br />of lot 2, to include the area in question. <br />6. That Parcel A be dedicated to the city for Zone 7 Water <br />District. <br />7. That the parking lot in Sylvia Circle and planter strip west <br />of Carnation Court be planted and maintained by the <br />homeowners association and be labeled as parcels "C" and "D" <br />and become common areas. <br />8. That approval of this case is subject to all conditions <br />contained in the Engineering Report dated July 28, 1988, <br />attached hereto and made part of this case by reference. <br />
