PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-88-94 <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-87-4-2M, <br />APPLICATION OF JL CONSTRUCTION COMPANY AND DUNCAN <br />MATTESON <br />WHEREAS, JL Construction Company and Duncan Matteson have applied <br />for a major modification to an approved development plan <br />for a 244-unit residential complex to modify the mix of <br />the unit composition and to modify the private <br />recreation area facilities to be located on an <br />approximately 23 acre site located at 11020 Old Dublin <br />Canyon Road; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-High Density Residential District; and <br />WHEREAS, at their duly noticed meeting of August 10, 1988, the <br />Planning Commission considered all public testimony, <br />relevant exhibits, and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission finds that the modifications <br />proposed are appropriate; and <br />WHEREAS, a Negative Declaration was prepared for the development <br />plan approval for the project. The proposed <br />modifications involve exterior architectural changes and <br />interior floor plan changes resulting in the same amount <br />of residential units as previously approved with a <br />slight decrease in the total amount of floor space. <br />Therefore, this current project is considered to be <br />included within the scope of issues discussed in the <br />previously adopted Negative Declaration. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Recommends approval of Case PUD-87-4-2M, the <br />application of Callahan Property Company and Duncan <br />Matteson for a major modification to an approved <br />development plan for a 244-unit residential complex <br />to modify the mix of the unit composition and to <br />modify the private recreation area facilities to be <br />located on an approximately 23 acre site located at <br />11020 Old Dublin Canyon Road subject to the following <br />conditions: <br />
