27. That approval of the storm drainage system be withheld <br />pending final design and until the developer has demon- <br />strated to the satisfaction of the City Engineer that the <br />system is adequate, connects to an approved point of dis- <br />charge, meets any and all applicable requirements of the <br />Alameda County Flood Control District - Zone 7, meets any <br />and all applicable requirements of the Federal Emergency <br />Management Flood Hazard Program, and meets the immediate and <br />long-range requirements of this development and all upstream <br />areas intended to be drained through this development. <br />28. That electric power distribution, gas distribution, communi- <br />cation service, and any required alarm systems be installed <br />underground in a joint utility trench unless otherwise <br />specifically approved by the City Engineer. <br />29. That the developer submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include, where applicable, a street tree planting plan and <br />landscape plans for medians, buffer strips, and any right- <br />of-way landscape areas. The irrigation plan shall provide <br />automatic controls. <br />30. That any damage to street improvements now existing or done <br />during construction on the subject property be repaired to <br />the satisfaction of the City Engineer at full expense to the <br />developer. This shall include slurry seal, overlay, or <br />street reconstruction if deemed warranted by the City Engi- <br />neer. <br />31. All banks shall be graded to provide a minimum of two feet <br />between the top or toe of bank and any property line. The <br />two foot clear area shall be graded at a 2$ slope. <br />32. The applicant shall provide maintenance access to any public <br />utilities to the satisfaction of the City Engineer. <br />33. Prior to the City Council approval of the final map for this <br />development, the applicant shall provide the following items <br />to the City for Fire Department base mapping purposes: <br />a. Two mylar copies each of a 1"=100' scale map and a <br />1"=250' scale map of the development showing only the <br />following map elements: <br />(1) Street right-of-way lines <br />(2) Property (or lot) lines <br />(3) Face of curb lines <br />b. One mylar copy each of a 1"=100' scale map and a 1"=250' <br />scale map of the development showing the following: <br />- 4 - <br />As amended at 10/12/88 meeting <br />
