EXHIBIT 'A' <br />PLANNING COMMISSION RESOLUTION NO. PC-88-107 <br />OCTOBER 12, 1988 <br />1. The development shall be substantially as shown on the <br />vesting tentative map tract 5945 on file with the planning <br />department. <br />2. The utility and grading plans shall be as shown on the <br />Preliminary S.D. and Grading Plan, dated August 1988, on file <br />with the Planning Department, and as described in the letter <br />from Bissell & Karn to the Planning Director dated September <br />2, 1988. Final design of all utility systems not located in <br />streets shall be subject to review and approval by the <br />Planning Director; approval shall be given both to the final <br />improvement plans and to staked, "in the field" locations <br />prior to actual construction. <br />3. The final map shall show the park (Lot B) expanded to include <br />the roadway indicated to be dedicated. <br />4. The final map shall show all dedications necessary for <br />Foothill Road widening/realignment as determined by the City <br />Engineer, if not first done by other instrument. <br />5. Where commonly maintained "V-ditches" lie between common area <br />and individual lots, the final map shall relocate property <br />lines so that the "V-ditches" lie outside the individual <br />lots, where feasible. <br />6. Where emergency access roads bisect two lots (e.g. 55 and 56, <br />32 and 33), a plan showing the fencing and landscaping <br />details shall be submitted in conjunction with either the <br />final map or the first house plan adjoining said access road <br />submitted for review. These access roads shall be shown on <br />the final map as common area, not easements. <br />7. The final map/improvement plan shall include all <br />recommendations made by the project geologist and/or City <br />reviewing geologist as a result of additional geologic <br />studies to be completed prior to filing a final map for the <br />project. The additional studies shall be those discussed in <br />general at a meeting held on October 3, 1988, and determined <br />necessary by the City's reviewing geologist. Should these <br />additional studies indicate, in the determination of the <br />Planning Director, instability/hazard zones not consistent <br />with the prior reports and which would affect the project as <br />proposed in a manner different from that disclosed in <br />geologic reports done to date, the Planning Director may <br />refer this project back to the City decision-makers for <br />review and reapproval. <br />8. The project shall be subject to all conditions of approval of <br />the final PUD development plan (Ordinance No. 1380). <br />9. This project shall be subject to all the conditions contained <br />in the memorandum from the City Engineer dated 10-12-88. <br />tr5945.res/sm <br />
