Resolution No. PC-88-107 <br />Page 2 - 10/12/88 <br />3. The final map shall show the park (Lot B) expanded <br />to include the roadway indicated to be dedicated. <br />4. The final map shall show all dedications necessary <br />for Foothill Road widening/realignment as <br />determined by the City Engineer, if not first done <br />by other instrument. <br />5. Where commonly maintained "V-ditches" lie between <br />common area and individual lots, the final map <br />shall relocate property lines so that the "V- <br />ditches" lie outside the individual lots, where <br />feasible. <br />6. Where emergency access roads bisect two lots (e.g. <br />55 and 56, 32 and 33), a plan showing the fencing <br />and landscaping details shall be submitted in <br />conjunction with either the final map or the first <br />house plan adjoining said access road submitted in <br />conjunction with either the final map or the first <br />house plan adjoining said access road submitted for <br />review. These access roads shall be shown on the <br />final map as common area, not easements. <br />7. The final map/improvement plan shall include all <br />recommendations made by the project geologist <br />and/or City reviewing geologist as a result of <br />additional geologic studies to be completed prior <br />to filing a final map for the project. The <br />additional studies shall be those discussed in <br />general at a meeting held on October 3, 1988, and <br />determined necessary by the City's reviewing <br />geologist. Should these additional studies <br />indicate, in the determination of the Planning <br />Director, instability/hazard zones not consistent <br />with the prior reports and which would affect the <br />project as proposed in a manner different from <br />that disclosed in the geologic reports done to <br />date, the Planning Director may refer this project <br />back to the City decision-makers for review and <br />approval. <br />8. The project shall be subject to all conditions of <br />approval of the final PUD development plan <br />(Ordinance No.. 1380). <br />9. This project shall be subject to all the conditions <br />contained in the memorandum from the City Engineer <br />dated October 12, 1988 (as amended at the 10/12/88 <br />meeting). <br />
