Resolution No. PC-88-126 <br />November 22, 1988 <br />Page 4 <br />Architect prior to the start of construction of the project. <br />At this meeting, the extent of tree protection and remedial <br />tree work shall be established. <br />7. That this development shall adhere to all applicable <br />conditions of approval for Case PUD-80-2-2M. <br />8. That the applicant notify the Planning Director as to the <br />status of the project construction phasing plan prior to the <br />issuance of any building permits. The remaining undeveloped <br />pad and surrounding area shall be kept in a neat and weed- <br />free manner at all times. <br />9. That this development shall be subject to all Standard <br />Conditions of Development attached hereto and made part of <br />this case by reference, except #12, 29, 46 and 54. <br />10. That the applicant install an adequate number of <br />architecturally-compatible trash enclosures on-site. The <br />final number, location and design of these enclosures shall <br />be submitted for final review and approval of the Planning <br />Director prior to the issuance of any building permits. <br />11. That the applicant shall contribute $70,000 toward the cost <br />of improving the eastbound through and the left-turn lanes <br />at the intersection of Valley Avenue and Bernal Avenue. <br />Anticipated improvements include median reconfiguration, <br />roadway widening, and restriping. The monies shall be paid <br />to the City Engineer prior to the issuance of any building <br />permits for the project. <br />12. That the applicant be responsible for the design and <br />installation of a traffic signal and all necessary roadway <br />improvements at the intersection of the I-680 northbound <br />off-ramp and Bernal Avenue. Roadway improvements to the <br />off-ramp shall include, but not be limited to, necessary <br />widening, curbing, drainage improvements, etc. required to <br />create a double right-hand turn lane onto eastbound Bernal <br />Avenue, in addition to a single through-lane. The applicant <br />shall be responsible for receiving all necessary Caltrans <br />approvals for said improvements. The signalization and <br />roadway improvements shall be completed and functional prior <br />to the final building inspection of the two, 5-story <br />buildings within the Sycamore Plaza complex or as otherwise <br />bonded to the satisfaction of the Planning Director. All <br />improvements shall be subject to final review and approval <br />of the Planning Director and City Engineer. <br />pc88126/sm <br />
