That the development be substantially as shown on the plans, <br />Exhibit A, on file with the Planning Department, except as <br />modified by the following conditions. <br />2. That the applicant revise the ground-floor fire truck access <br />points at the end of each building to the satisfaction of <br />the City's Fire Marshal. Anticipated design modifications <br />include installation of additional paving/concrete, <br />relocation of some planting, and adjustments to the large <br />entrance fountain structure. The final design of these <br />access points shall be submitted for final review and <br />approval of the Fire Marshal and Planning Director prior to <br />the issuance of any building permits. <br />3. That the applicant install fixed, wall-mounted fire access <br />ladders at all fifth floor balconies, as required by the <br />Fire Marshal and Planning Director. The final design and <br />location of these ladders shall be submitted for review <br />prior to the issuance of any building permits. <br />4. That the final color for the balcony railings be submitted <br />for review and approval of the Planning Director prior to <br />the issuance of any building permits. The final railing <br />colors should be of a muted tone that complements the <br />overall building color scheme. These railings are not <br />intended to be utilized as color accents for the building. <br />5. That the applicant revise the design, color and material of <br />the roof screen, as required by the Planning Director. The <br />final roof screen design shall result in an architectural <br />feature that complements, but does not dominate, the overall <br />building design. The screen structure shall be of the <br />lowest profile possible to adequately screen all anticipated <br />roof-mounted equipment. The final design shall be submitted <br />for final review and approval of the Planning Director prior <br />to the issuance of any building permits. <br />6. That no work be completed on or within the dripline of the <br />existing, Heritage-sized, Sycamore tree without specific <br />authorization of the City's Landscape Architect. An on-site <br />meeting shall be conducted with the City's Landscape <br />
