that the Downtown was Pleasanton’s most important asset and that the City should <br />continue to implement the Specific Plan to have a more integrated Downtown. <br /> <br />Mr. Bocian advised that the City Council’s top three projects were the Phase I Bernal <br />Sports Field, Alviso Adobe, and the Firehouse Arts Center. <br /> <br />Commissioner Blank moved to endorse City Council’s current priorities and to <br />follow with the Planning Commission’s endorsement of the Upper Bernal Sports <br />Fields, Permanent ACE Train location, Gingerbread Preschool, and Iron Horse <br />Trail. <br />Commissioner Olson seconded the motion. <br /> <br /> <br />Chairperson Fox requested an amendment to the motion to request Mr. Bocian to <br />advise the City Council of the constrained parking at Gingerbread Preschool. <br /> <br />Commissioners Blank and Olson accepted the proposed amendment. <br /> <br />ROLL CALL VOTE: <br /> <br />AYES: Commissioners Blank, Fox, Narum, Olson, and Pearce. <br />NOES: None. <br />ABSTAIN: None. <br />RECUSED: None. <br />ABSENT: None. <br /> <br />Resolution No. PC-2007-13 was entered and adopted as motioned. <br /> <br />b. PUD-33, James Tong/Charter Properties; Jennifer Lin, Frederic Lin, and <br />Kevin Lin <br />Consideration of: (1) an application for a PUD development plan for the Oak <br />Grove development to subdivide an approximately 562-acre site into 51 custom <br />home sites and to designate the remaining area for permanent open space; (2) the <br />Final Environmental Impact Report for the proposal; and (3) the Development <br />Agreement to vest the entitlements covered by this application. The property is <br />located at 1400 Hearst Drive, near the present terminus of Hearst Drive on the <br />southerly sides of the Vintage Hills and the Grey Eagle Estates developments and <br />is zoned PUD – RDR/OS (Planned Unit Development – Rural Density <br />Residential/Open Space) District. <br /> <br />This item was continued to April 25, 2007. <br /> <br />PLANNING COMMISSION MINUTES March 28, 2007 Page 12 of 16 <br /> <br /> <br />
