Ms. Decker recommended that Condition No. 38 be amended to change the approved building <br />height from 25 feet to 30 feet, as noted in the staff report and the Vineyard Avenue Corridor <br />Specific Plan. <br />Commissioner Blank moved to find that the proposed PUD development plan is consistent <br />with the General Plan and the Vineyard Avenue Corridor Specific Plan and the purposes <br />of the PUD ordinance; to make the PUD findings as listed in the staff report; and to <br />recommend approval of Case PUD-60, subject to the development plan shown on Exhibit A <br />and to the conditions of approval listed in Exhibit B, as recommended by staff, with the <br />amendments to Condition No. 27 that the phrase "including noise and vibration" be added <br />to the aircraft overflight impact and to Condition No. 38 that the approved building height <br />be changed from 25 feet to 30 feet as provided in the Vineyard Avenue Corridor Specific <br />Plan. <br />Commissioner O'Connor seconded the motion. <br />ROLL CALL VOTE: <br />AYES: Commissioners Blank, Fox, O'Connor, and Pearce. <br />NOES: None. <br />ABSTAIN: None. <br />RECUSED: None. <br />ABSENT: Commissioner Olson. <br />Resolution No. PC-2007-06 recommending approval of PUD-60 was entered and adopted as <br />motioned. <br />6. PCUP-188, Tao He/L1SA Wu Chi Kunt= Fu Academy <br />Application for a conditional use permit to operate a martial arts center for children and <br />adults on Monday through Friday from 3:00 p.m. to 9:00 p.m. and on Saturday and <br />Sunday from 8:30 a.m. to 9:00 p.m. in an existing building located at 5682 Stoneridge <br />Drive, Suite B. Zoning for the property is PUD-UC-O (Planned Unit Development - <br />IndustriaUCommercial-Office) District. <br />THE PUBLIC HEARING WAS OPENED. <br />Hamid Karimi spoke on behalf of the applicant and noted that he was a student at the Academy. <br />With respect to the requirement for children to be signed in and out by a supervising adult, <br />Mr. Karimi noted that the students had time cards that they used to check in and out. The <br />families would pick the children up inside the academy. He noted that the teachers paid full <br />attention to the children and that requiring the teachers to personally check the children out <br />beyond that would be difficult to manage with only two teachers. The parents generally picked <br />up the children inside the academy and usually stayed with the children during the class.
