Mr. Fialho noted that as these types of proiects are brought forward, an engineer's <br />estimate is provided. Staff would not realize the full cost of the project until bids are received. <br />Staff is hopeful that this project would come in under $290,000 and if it comes in higher, staff <br />would present the information to Council and ask for direction. <br /> <br />The roll call vote was taken as follows: <br />AYES: Councilmembers - Brozosky, McGovern, Sullivan, and Mayor Hosterman <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br /> <br /> Mr. Brozosky assumed the neighbors near First Street would be notified when the <br />design review was presented to the Planning Commission. <br /> <br /> Mr. Fialho said all of the stakeholders, including the Pleasanton Downtown Association <br />and the surrounding neighborhood, would be notified. <br /> <br />6_~c <br />PUD-43, Paul Berchem/Berchem Trust. (SR 05:123) <br />Application for: (1) PUD development plan approval to remodel the existing single-family <br />residence located at 2538 Vineyard Avenue, in the Vineyard Avenue Corridor Specific Plan <br />Area, by adding approximately 2,408 square feet of additional space, which includes a new <br />1,415-square-foot, three-car garage; and (2) the creation of site development standards for the <br />subject site. Zoning for the property is PUD-LDR (Planned Unit Development - Low Density <br />Residential) District. <br /> <br /> Jerry Iserson, Director of Planning and Community Development, presented the staff <br />report. <br /> <br /> In response to an inquiry by Mr. Brozosky, Mr. Iserson said this project is required to <br />dedicate in fee the Vineyard Avenue Trail for public benefit. The Trail will be retained for <br />purposes of serving the East Bay Regional Park District (EBRPD) property (Shadow Cliff <br />Regional Recreation Area, just north of the Vineyard Avenue Trail) and to provide access to the <br />subject site. EBRPD considered installing a gate at some point in the future, but it has not <br />determined the exact location for where it would be placed. The District wanted to make this <br />area somewhat restrictive so that people were aware that they were entering the Park. EBRPD <br />has stated that the gate would not interfere with the access to this property, and it plans to be an <br />access point to the staging area for this trail. <br /> <br /> Mr. Brozosky asked if vehicles would still be able to pull into the s-curve and park? <br /> Mr. Iserson said yes. <br /> <br /> Mr. Brozosky asked if the Conditions of Approval included a disclosure statement that <br /> explained that vehicles would be parking near or on the roadway, near the Trail, next to the <br /> property? <br /> <br /> Mr. Iserson did not believe the Conditions of Approval included this disclosure, but it <br /> could be added. <br /> <br /> Mr. Brozosky believed it was important to provide this disclosure, as this area is heavily <br /> used as an entry point for this neighborhood to access Shadow Cliff Regional Recreation Area. <br /> <br /> Pleasanton City Council 9 05/17/05 <br /> Minutes <br /> <br /> <br />
