Mr. Swift said each of the development agreements have different clauses <br />regarding funding of improvements. A report was done several years ago, which set <br />forth the various agreements. <br /> <br /> Mr. Brozosky indicated it was necessary to have a definition of cut through traffic <br />and he would like to have staff review existing plus approved development in <br />conjunction with the 2025 regional development plans before adding more traffic to the <br />city. He was not comfortable with the model of the Stoneridge/Santa Rita intersection <br />and would like a better understanding of that intersection. Regarding Option B-l, if <br />traffic circulation cannot meet the established policies of the city, he felt that it may not <br />be possible to add any more land use. He did not feel adding land uses would make <br />circulation better. <br /> <br /> Ms. McGovem referred to Table 10 in the staff report regarding new development <br />approved since 2003 and noted there are about 1,729 units. She asked how many <br />units are currently built and occupied and how many units are approved but not yet <br />built? <br /> <br /> Mr. Iserson said there are about 25,500 existing units. He did not have the figure <br />for existing plus approved, but would bring that information to the next meeting. <br /> <br /> Mr. Swift explained the 1,729 units were not included in the 2003 Baseline <br />Report. If one compares the 2003 Baseline existing units to existing plus approved, it <br />did include all these units. Many of these houses have been built. The most recent <br />numbers as of January 2005 were given to Council in a Table at an earlier workshop. <br /> <br /> Ms. McGovern asked for a better understanding of how many units are currently <br />occupied and how many are still to be built in order to get an idea of how close the city <br />is to its housing cap. She also had questions about commercial/retail/office. She <br />believed that generated more traffic than residential. <br /> <br /> Mr. Swift said in total thers is more traffic from approved <br />commercial/office/industrial than from residential development. <br /> <br /> Ms. McGovern asked that question because of the plans for Hacienda Business <br />Park to convert some of its office to possible housing. She wanted to know how that <br />would affect the traffic. <br /> <br /> Mr. Swift said that can be done, but analysis would depend on the density of the <br />housing. It also depends on whether the residents work in town.
