Jerry Iserson, Director of Planning and Community Development, presented the
staff report.

Mayor Hosterman wanted verification that staff's recommendation included the
Planning Commission's recommendations.

Mr. Iserson said staff updated the conditions that are attached to the Council
report to reflect those that were added by the Planning Commission.

Mr. Sullivan noted that one of the conditions of the Planning Commission was
that the house trim colors be shown correctly and the photomontage be provided for the
PUD review by the Council. He asked if Council had received the corrected version.

Mr. Iserson said that the photomontage that is included in the Council report is
the correct version with the trim colors added.

Mr. Sullivan asked if there is a color rendering of the house.

Mr. Iserson said a color rendering of the house was not prepared.

Mr. Sullivan asked what are the colors for the house?

Mr. Iserson said that there is a color board for the adjacent Vineyard View
Development that Delco is building, which includes six or eight different color
combinations of browns, taupes and grays. This particular home will be one of these
colors.

Mr. Sullivan asked if this house would be similar in color to the adjacent homes
and if the Director of Planning and Community Services would have ultimate approval?

Mr. Iserson said yes.

Mr. Sullivan said he would like for Council to receive color renderings of houses
and buildings in the future.

Ms. McGovern believed that when the Environmental Impact Report was
prepared for the Vineyard Corridor Specific Plan, a rubberized asphalt plant was not
located in the area. The approval of this home is based on that Specific Plan. She
asked if it is possible to include in the Conditions of Approval a disclaimer to inform
potential buyers that there is a problem with odor.

Mr. Iserson said there is a condition that is required to be provided to ali of the
Vineyard Corridor developments that alerts the residents of odor and noise impacts from
the asphalt batch plant.

Ms. McGovern did not believe the Specific Plan included odor.

Mr. Fialho said the Specific Plan is specific to dust, noise and vibrations. He
deferred to legal staff and asked if a disclaimer could be included in the Conditions of

Pleasanton City Council 6 01/04/05
Minutes
