Ms. Ab'ala asked the property owners if the transaction would be in jeopardy if <br />Council decided to wait until its July 20t~ meeting to make a decision? <br /> <br /> Mr. Perino said that this transaction is a timely matter. Nearon Enterprises <br />exercised its option 10 months ago and has worked patiently with staff to ensure that the <br />two parcels that will result in this parcel map are fully conforming parcels. I-le noted that <br />there are financial implications if the transaction was to not close sooner rather than later. <br />The transaction has financial implications on Nearon Enterprises, a developer in terms of <br />how the proceeds from the sale have been earmarked for other investments. He deferred <br />to Mr. Brown to discuss the implications on Valley Care's business plan. <br /> <br /> Mr. Brown mentioned that Valley Care has been waiting for an extended period <br />of time for Nearon Enterprises to work with the City to develop the parcel map. There is <br />a strong desire to create an integrated cancer center for the Tri-Valley area. Some of the <br />physicians will need to make decisions quickly as some of the physicians have leases <br />elsewhere in the Tri-Valley; therefore, the timing is important for Valley Care to move <br />forward with this transaction. He encouraged Council to make a decision this evening so <br />that Valley Care could move forward with this transaction. <br /> <br /> Mr. Brozosky asked Mr. Brown if Valley Care was relying on the addition of this <br />parcel to create an integrated cancer center? <br /> <br /> Mr. Brown pointed out that Valley Care currently has the linear accelerator and <br />the acute center hospital, which are outpatient services. Valley Care needs the extra <br />space in the acute hospital for further development of surgical suites. Valley Care is <br />trying to domino this project so that it may relocate the oncologist into this building and <br />develop an integrated service. As Mr. Swift indicated in the staff report, it is a small <br />square footage of about 1,500 to 2,000 that would go through the process for review. The <br />physicians understand that this must go through the various planning phases. <br /> <br /> Mr. Brozosky noted that the staff report mentioned an approximately 55,000 <br />square foot addition. He asked for an explanation. <br /> <br /> Mr. Swift said that 55,000 square feet was the original approval of Hewlett <br />Packard, which basically built the second half of the building. That approval has long <br />since lapsed and will not be built with this subdivision because it would put a property <br />line through where that building was going to be built. <br /> <br />Ms. Ayala asked Valley Care if it had any interest in the other five acres? <br /> <br /> Mr. Brown said that Valley Care is not looking at the other five acres. He pointed <br />out that Valley Care provides health service for the entire Tfi-Valley area and it tries to <br />place the services in the area. Valley Care intends to spread the physicians out to Dublin, <br />Livermore and Pleasanton.
