Brian Swift, Director of Planning and Community Development, presented the
staffreport.

Mayor Pieo opened the public hearing.

Janet Hamby, 7 Avon Court, Danville, project architect, detailed the history of the
project. She noted that following the death of Mrs. Zuniga's husband in 2001, she sold
the main home to her son and daughter-in-law, with the anticipation of building a mother-
in-law unit or small cottage. The applicant has worked with planning staff and the
proposed modifications have been approved. The proposed building has been moved
closer to the existing house. She noted that the ridge of the roof was changed to be three
feet lower than that of the main house. Trees and shrubs will be planted around the
second unit to screen and buffer the unit from neighbors' houses on Gloria Court. In the
past year, Council had modified the building envelopes in this area and eliminated the
building envelopes for all nine lots on Dorthea Court and Foothill Road.

Pam Blinn, 2328 Gloria Court, mentioned that her home was located on the south
side of the Zunigas' property. She and her husband support the proposed project. She
pointed out that there was only one objection to the proposed project, and it has been
addressed. She believed the staffreport mentioned that the Twelve Oaks Homeowners
were concerned about a creek going on the Zunigas' property. The creek is not located
near the Zunigas' property, and she did not believe this needed to be addressed. When
Mr. Boatwright developed the land, he was instructed to develop a Y-shaped ditch that
takes the creek and drains it out into the street.

Mayor Pico closed the public hearing.

It was moved by Mr. Campbell, seconded by Mr. Brozosky, to introduce
Ordinance 1904 approving the application of Steve and Laura Zuniga for Planned
Unit Development major modification and design review approvals, as fried under
Case PUD-79-02-12M/PADR-916.

The roll vote was as follows:
AYES: Councilmembers - Ayala, Brozosky, Campbell, Hosterman, and

Mayor Pico
NOES: None
ABSENT: None
ABSTAIN: None

Pleasanton City Council 7 04/06/04
Minutes
