market rate development that had provided some affordable units over time due to the <br />nature of the project. <br /> <br />Ms. Aya/a asked if the affordability had expired? <br /> <br /> Mr. Boeian noted that the Del Arroyo Apartment development did not have a <br />requirement placed on it for affordable units. <br /> <br /> Mr. Brozosky was confused, and asked if the Auf Der Maurs' currently had an <br />interest in the Del Arroyo Apashncnts building or an option? <br /> <br />Mr. Bocian repor~ad that the Auf Der Maurs' own the development. <br /> <br /> If there were a commitment by the owners to attain some affordability, Mr. <br />Brozosky asked if would be possible to link the 2.76-acre site with the Del Arroyo <br />Apartments development? <br /> <br /> Mr. Bocian believed the City could approach the owners of both properties but in <br />this particular situation, he believed the owner of the 2.76-aere site was not too concerned <br />about selling it. The developer was more concerned about working with the owner of the <br />property to see if the property could be acquired at a price that maybe somewhat less <br />than market rate in order to support these units. He believed the 2.76-acre site to be a <br />very desirable lot, and pointed out that the owner could sell it at market rate without any <br />problem. <br /> <br />Ms. Ayala asked what the current zoning was for the 2.67-acre site. <br /> <br />Mr. Bocian believed the 2.67-acre site was zoned for High Density. <br /> <br /> Ms. Ayala inquired about what the school fees would be for senior affordable <br />housing. <br /> <br /> Mr. Roush recalled that under the gift agreement, the statutory fee is paid for <br />affordable housing projects. There is a caveat in the gift agreement that indicates the <br />City, School District and the developer will work together to try and find State funding to <br />reimburse the developer for these fees. He believed there was no waiver for affordable <br />housing fees for senior projects or affordable housing projects. <br /> <br /> Ms. Ayala did not believe the developer for senior affordable housing projects <br />was required to pay school fees. <br /> <br />Mr. Roush indicated that was just his recollection, but he wasn't sure. <br /> <br /> Ms. Ayala pointed out that there are only a certain mount of units left to build <br />under the General Plan. The School District works from the City's recommendations for <br />what the number of units will be for the future.
