PUBLIC HEARINGS AND OTHER MATTERS <br /> <br />Items 6a <br />Approval of a Grow-In Agreement and Operator Agreement with Pleasanton Golf~ <br />LLC for Callippe Preserve Golf Course and Open Space. (SR 04:005) <br /> <br /> James Wolfe introduced Dave Nichols, Heinbuch Golf Construction, Senior <br />Project Manager for Callippe Preserve Golf Course, who narrated a slide presentation <br />that illustrated the current status of the golf course. <br /> <br />Mayor Pico asked if there were problems with erosion this year. <br /> <br /> Mr. Nichols reported that there are some specific areas where there has been some <br />breaching of the erosion control devices but the contractor is addressing them. There <br />have been no issues with the Regional Water Quality Control Board. <br /> <br /> Mr. Wolfe presented a portion of the staffreport, which included the overvSew of <br />the Operator Agreement. He acknowledged Lynn Tracy Nerland, Assistant City <br />Attorney, for her hard work with respect to the legal aspects of the contract. He <br />introduced Tom Isaak and Ray Davies from CourseCo, Inc. <br /> <br /> Dave Iremonger presented the staff report specific to the financing issues of the <br />Operator Agreement. <br /> <br /> In response to an inquiry by Mr. Campbell, Mr. Iremonger reported that the <br />incentive management fee is based on the number of golf rounds, number of cart rentals <br />and number of participants on the driving range, less food, beverage and merchandise. <br /> <br /> Ms. Hosterman referred to page six of the staffreport, which stated that the <br />annual rounds of golf projected by Economic Research Associates for Callippe Preserve <br />were expected to start at 68,000, peaking at 75,000. It further stated that the golf market <br />has been in a period of fluctuation, and Pleasanton Golf, LLC's latest market analysis <br />estimates the number of golf rounds at 55,000 in the first full year, growing to 60,000 by <br />year three.
