6. PUBLIC HEARINGS AND OTHER MATTERS <br /> <br />Item 6a <br />PUD-98-07-01M/PUD-16, Applied Biosystem~ <br />Application for (1) a modification to an approved planned Unit Development <br />(PUD-98-07) to increase the maximum permitted bnildlng height from 48 feet to 50-1/2 <br />feet; and (2) final development plan aoproval for a 960,000-sq. ft. office and research <br />campus~ including gradinR and tree removal, located at 6001 Sunol Boulevard. Zonin~ for <br />the property, is PUD-I (Planned Unit Development - Industrial) District. (SR 01:280) <br /> <br />Brian Swirl presented the staff report. <br /> <br /> Ms. Michelotti asked for clarification on the elevation of the buildings. She recalled that <br />on the original PUD some of them were to be lowered by grading the site. <br /> <br /> Mr. Swift said the site was to be lowered about ten or eleven feet where the three story <br />building was to be located. The current plan includes that. The design guidelines require that <br />any building closest to Sunol Boulevard was to be a two-story portion of a building. That is also <br />included in the current plan. <br /> <br /> Mr. Campbell referred to the tree report and the value placed on any tree that is removed. <br />He wanted to know the purpose of setting a value on the trees. <br /> <br /> Mr. Swift said trees are given values for two purposes. The first is for trees that are <br />required to be saved. If that tree is damaged, that value becomes the penalty owed to the City for <br />damage to the tree. Secondly, for those trees that are to be removed, a value is set on the trees <br />and that is used as a guide for what will replace the trees. The Planning Commission, in some <br />instances, has required a certain dollar amount to be contributed to the City's urban reforestation <br />fund. No contribution was required for this project because of the number and size of trees that <br />will replace the trees removed fi.om the site. <br /> <br /> Mr. Campbell then inquired about emissions from this project and whether there would <br />be a problem. <br /> <br /> Mr. Swirl indicated with the type of research and development proposed for this site and <br />the type and amount of chemicals to be used would not create any problems. He indicated there <br />is additional scrutiny by the Fire Department and the Air Quality Management District and any <br />air emissions will be well below any limits and would not pose a problem to the neighborhood. <br /> <br />Mayor Pico asked about the tallest buildings to be built. <br /> <br /> Mr. Swirl said there were two three-story buildings in the last phase that would be located <br />on the northern portion of the property.
