Mark Sweeney, representing Ponderosa Homes, 391 Diablo Road, Danville, <br />introduced the members of his staff who would be making a presentation. <br /> <br /> Pamela Hardy, Planning Manager for Ponderosa Homes, presented an overview <br />and described each of the options that have been developed for the property. All the <br />plans have common elements including: reduced number of homes from the 1998 plans <br />(which lessens traffic impacts to the neighborhood), no street connection between Mohr <br />and Busch, park property, connections to trails, and a proposed school side. Option A <br />has 250 homes (107 lots accessible from the northern half of the site; seven estate-sized <br />lots of 20,000 sq. ft. on Mohr Avenue; 100 homes on 8,000 sq. fi. lots accessed from the <br />end of Mohr and the end of Kamp Drive; 144 homes on 6,500 sq. ft. lots accessed from <br />Busch Road; 72 lots at ten units to the acre; and a 21-acre potential school site accessed <br />from Busch Road); Option B has 160 lots (50 homes accessible only from Mohr Avenue; <br />seven estate-sized homes on Mohr; 43 lots of 50,000 sq. fi. accessed from the end of <br />Mohr; 110 lots on 6,500 sq. fi. parcels; a 38-acre potential school site); Option C has 98 <br />homes (seven estate homes; 91 homes on 15,000 sq. ft. lots accessed from Mohr Avenue; <br />with a 38-acre school site); and Option D (a new concept developed after the June <br />workshop) has 99 lots accessible from the end of Mohr and the end of Kamp (seven <br />estate lots on Mohr and a 38-acre school site). <br /> <br />Ms. Michelotti asked if Option D took the place of the former Option C. <br /> <br />Ms. Hardy said that was correct. <br /> <br /> Mr. Campbell expressed concern that these plans would still be feasible due to the <br />recent downturn of the economy. <br /> <br /> Ms. Hardy indicated Pleasanton continues to be a strong housing market and <br />believed these plans were still feasible. <br /> <br /> Mr. Campbell referred to the 15,000 sq. ft. lots and asked how big a house would <br />be built on that site. <br /> <br /> Ms. Hardy said they are a long way from designing product type, but felt that <br />typically a five-bedroom house would fit this size lot. <br /> <br />Mr. Campbell asked what size lots were in the Birdland area. <br /> <br /> Mr. Swift said most lots are 6,500 sq. fi. except at the end of cul de sacs, which <br />are 15,000-17,000 sq. ft.
