Mr. Swift said that would require initiating a Specific Plan change, which would be heard
t" by the Planning Commission and then the City Council.

Ms. Dennis asked how much it costs to move the 60 kv line?

Mr. Swift believed it was about $280,000. The cost is only pan of the issue. It takes
about a year and a half to schedule such a move.

Ms. Dennis did not want to sacrifice having a day care center if there was another way to
solve the problem.

Mayor Pico felt ifa 100 ft. setback was required for an elementary school, the same
should apply to the day care center.

Ms. Ayaia related a concern raised by a nearby resident that school traffic would cut
through the residential areas and that sidewalks in the Apperson Ridge development are
warranted.

Mr. Swift believed the drop-off and traffic circulation around the school would be
designed well enough that traffic from Pleasanton, as opposed to from Ruby Hill, would use the
loop road. He described the route and drop off patterns. He also thought that some parents
would drop their children offso they could use the trail to the school. The Planning Commission
recommended a sidewalk on one side of the road in the Apperson Ridge development and the
applicant accepts that recommendation.

Ms. Michelotti indicated she had reviewed the site and believed Vineyard would be the
preferred route, especially if the drop-off area is well designed.

Mayor Pico opened the public hearing.

Trece Herder, Centex Homes, reviewed the development planned for PUD-05.

Ms. Ayala asked if Mr. Brozoski was the closest neighbor to the development and how
close was his property.

Ms. Herder said Mr. Brozosld's lot is at a higher elevation than the development and
about 100 yards away from the nearest lot. She reiterated the work to preserve the trees on the
site and to minimize the grading.

Mr. Campbell asked why the two-story homes were placed on the back upper ridge.

Ms. Herder said they tried to achieve a product mix and would have a smaller visual
impact and create a more pleasant streetscape with the one-story home closer to the street and
garages pushed to the back of the lots.

Pl~asanton City Council 9 06/05/01
Minutes
