Considering the needs of the community, Ms. Michelotti did not want to give up the day
care site. She asked if this could be addressed at another time when more information is known.

Mayor Pico said that ifa condition is imposed that requires a 100 foot setback, then the
use would have to be re-examined or some modification done at a future point in time.

Mr. Swift said the question of the day care center could be addressed at the tentative or
final map stage. He believed that if the condition were imposed, then the developer could opt
not to have the day care center and replace it with two houses.

Ms. Dennis asked what the drawbacks would be to moving everything fifty feet.

Mr. Swffi said a goal was to have as wide an area of planted vineyards along Vineyard
Avenue as possible. If everything is moved fifty feet, then there will be fewer grapevines along
the new Vineyard Avenue and fewer grapevines along old Vineyard.

Ms. Dennis did not think that was a problem.

Ms. MiChclotti pointed out that some vineyard acreage was lost due to the loop road and
this propos,l would take away even more.

Mr. Campbell inquired about the concern expressed by one of the speakers to screen Lots
10 through 16.

Mr. Swift said those lots are very far away f~om Mr. Proudfoot's house and there is
already a requirement to plant trees along the back side of the fore ridge and that would serve the
purpose of screening Mr. Proudfoot's house.

Mayor Pico asked if any Counciimember wanted to explore the Planning Commission
recommzndation to move a significant number of units off the ridge and a number of other
recommendations. No one supported those recommendations.

Ms. Michelotti believed one of the goals was to preserve the rural aUnosphere of the area
and wanted to eliminate the sidewalks.

There was no support to eliminate sidewalks in the Apperson Ridge project.

Ms. Dennis inquired about the well water and asked if a condition should be added that
well watzr not be used for construction or dust control.

There was consensus to add that condition.

Mr. Campbell inquired about the Planning Commission compromise regarding the shared
well.

Pl~mton City Council 15 06/05/01
Mfmutes
