Mayor Pico asked if there were a berm and a fence with further landscape
screening, would that meet most of his objections to the project? Or is he totally opposed
to the project proceeding?

Mr. Olson said he was not opposed to the project and felt the berm and fence
would meet most of the neighbors' objections. He was still concerned about the
massiveness of the building as viewed from Sunol Boulevard. In the Business Park, most
buildings are set back from the street.

Mostafa Heravi, 305 Diamond Court, indicated that the windows of the second
floor of the proposed building look into his daughter's room and he had concerns about
privacy. A Planning Commissioner had said to put up shades, but that was unacceptable.
He felt the building was massive and too high for the site. Most of the residences are one
story. He supported having a fence and believed it would be helpful to prevent children
from wandering into the parking lot of the building. He also wanted the rubberized
asphalt installed. He urged Council to continue its good planning for the City and to
preserve the neighborhood. He felt this building was too massive for the area.

Jack Keane, 417 Sycamore Road, spoke in favor of the project. He has attended
the neighborhood meetings and the developers have made several changes as requested.
He believed this was an attractive building. The developers are local with a lot of history
in Pleasanton and he felt they would continue to maintain the building to a high standard
in the future. Given the zoning for the property, he felt the neighbors were fortunate to
have such developers and believed this was one of the better projects to be expected on
this comer. They have met all the conditions of the North Sycamore Plan, including the
height of the building. He felt it was unfair to ask them to lower the pad elevation and
felt it would detract from the building. He agreed a tenant would not want the comer
office if the building pad were lowered. He referred to comments that this building
would make the entrance to Pleasanton better and felt another thing that would help
would be to clean up the weeds at the off ramp. He urged Council to approve the project
as submitted.

Ms. Michelotti asked how high were the berms in Hacienda Business Park and
how tall was the Mt. Diablo Bank building on Santa Rita.

Mr. Swift said the berms at Hacienda were about five feet and there were lower
berms at other locations in town. The Mt Diablo Bank building was between 27 and 30
feet tall.

Mayor Pico asked if the Mt. Diablo Bank building was the same size physically
and asked how far from the sidewalk?

Mr. Swift said it was narrower, but the length was comparable. The Mt. Diablo
building is five feet from the sidewalk and the proposed building will be 21 feet.

Pleasanton City Council 7 02/20/01
Minutes
