Mayor Pico appreciated his position, but he also appreciated the neighbors'
concerns. He also felt more and more people are working longer hours.

Ms. Ayala asked how many windows look into the Heravi bedroom window? She
suggested particular care be given to the placement of trees to provide screening. She
suggested that Mr. Heravi plant a tree as well.

Mr. Hirst said only one window is involved. He also volunteered to plant a tree in
the Heravi yard if one is wanted.

There being no further speakers, Mayor Pico closed the public hearing.

Ms. Michelotti respected that fact that Mr. Heravi felt there was a privacy
problem, however the fact is the building is 190 feet away and if anyone is in that
building with the southern exposure, she felt the office shades would be turned to reduce
the glare coming into the office. She felt the discussions were about trying to correct
something that will not be a problem. She also agreed the landscaping will solve any
problems and did not want to change the building architecture. With regard to the fence,
she felt the experts could determine what kind of fence was necessary with the berm.
Other than possibly preventing a child from crossing the berm, she was not certain a
fence was necessary. She also stated the building was beautiful.

Mayor Pico asked Council if there was a strong desire to request an additional
photo study before making a decision.

Ms. Dennis was the only one who requested it. She felt it would give the
residents more assurance as to how the building and landscaping will look. She felt that
any time there were concerns about building size and interface, the visual illustrations are
very helpful and asked staffto keep that in mind for future projects. She felt the issues
about the building height will be addressed by the berm, landscaping and the fact that the
building is back in the comer of the lot. The building could be moved away from the
comer, but then other people would have problems. Everyone cannot be perfectly happy.

Ms. Michelotti asked about height limitations on the surrounding residences and
what are the heights of the existing units.

Mr. Swirl said typical two-story houses in Bridal Creek are 30-32 feet high. The
ones on Diamond Court are shorter than that. Most two-story houses are from 27 to 33
feet high.

Ms. Ayala indicated she relied on the recommendations of the City planners, who
are experts and have paid a lot of attention to the screening of the building from the
neighborhood. She was comfortable with the conditions including a berm and trees on
top of the berm. She would like the berm to be graduated in size because that is pleasing
to the eye. She also supported having a four foot wrought iron fence on top of the berm

Pleasanton City Council 10 02/20/01
Minutes
