Tim Bean, 7559 Trotter Way, said that he was excited about the plan presented by
Greenbriar. He does not believe that this should be taken to a vote. He believes that the
City should move forward and have this development in the commtmity. He believes that
the voters will vote tbr some sort of a gulf course in the community. He asked if a nine
hold course could be fit into the west side piece of property

Mr. Tarver said this is a question to which there is not presently an answer.
Another agency, Zone 7, has potential control over the land between the houses and the
Arroyo. Zone 7 would like to widen the channel for water flow from upstream. If this is
done, then the golf course could not be established in the area remaining. There is the
possibility that a golf course could be placed between the highway and the houses.

Mr. Bean thought that some of the houses could be moved to the east side if more
land was needed for a golf course. He felt that this would be beneficial to everyone
involved. He would like to insure that there would be enough room for a golf course.
The moving of the houses would also create the space for a larger developed park. He
said that all of the major neighborhoods in Pleasanton have great parks where everyone
congregates. He said he felt this would be a win/win situation for everyone involved.

Ms. Ayala said that she always had wanted to reserve the possibility of a nine hole
golf area on the western parcel. This does not mean that she only wants a nine hole golf
course because as order plans have shown, nine holes of the course were on the other side
of the freeway, which can be accessed underneath. She wants as much flexibility built
into any of the plans so that when the City does take to the voters the open space area
usage there are many choices available. She would like the housing placement to reflect
this flexibility. She said she is also concemcd about the safety of the children as they
move in and out of this area. A bridge is a Council priority to address this safbty issue.
She is interested in keeping a large area in the Windsor area as open space or as a
possiblegolf course. She said that townhouses were being built in the San Ramon Valley
and would like to get some townhouses built in the eastern parcel. She said she still
wanted to see a single user in the commercial area along with a gas station of normal size.
Alternative A is her choice to continue working

Ms. Michelotti said the commercial development and the asymmetrical buildings
proposed along with the surrounding walkways are great. She used the buildings in the
Bernal Corporate Plaza area as examples of buildings that were very nice looking and
went together with what was planned in the Bernal area. She cited the Signature
Buildings on Hopyard Road as examples. The narlh side of the west parcel needs more
open space. She said that the Arroyo is one of the most beautiful resources in the
Pleasanton community. She does not want to see Zone 7 dredge it out and will do all she
can to prevent this from taking place. She felt that Pleasanton should be taking advantage
of the beauty of this Arroyo. The bridge was another area that needs to be addressed.
She talked about the possible alternative placement of the housing. She wanted to see
plans for accommodating a golf course on the property, should that become a reality.
The timing of all of this is something that is out of City Council's control. She
encouraged the people in the community to voice their opinions on this project. She

Pleasanton City Council 19 08/01/00
Minutes
