Ms. Michelotti commended Mr. Blake for working with staff on the design. She <br />welcomed the addition of this center to the Wal-Mart site. One or her main concerns had been <br />that Wal-Mart was a big block and there were design issues that had to be worked out. She <br />complimented Mr. Blake on the design of his project. <br /> <br /> Mr. Pico expressed concern about the visual concern about the back of this building and <br />how it looked from the freeway. The modifications previously made are a good step to solve <br />problems. He requested further changes to the recessed areas under the arch where the sign is, <br />perhaps a different texture or something that makes it look more like the front of the building. <br />He urged Mr. Blake to work with staff to present more design options. <br /> <br /> Mr. Blake indicated the back of the building cannot look like a storefront and there will <br />be no doors to invite customers. He understood!the need to break up the visual look. He <br />suggested changes to material texture and color and stawxt he would be happy to work with the <br />staff. He stressed the importance of proceeding with the project in order to have tenants in <br />operation by next year. <br /> <br />Mr. Tarver requested more landscaping under the sign and Ms. Dennis agreed. <br /> <br /> Mr. Pico indicated he would be comfortable approving the project and directing staff to <br />work with Spieker Properties to solve the problem. <br /> <br /> With regard to landscaping, Mr. Blake indicated there is not much room for landscaping, <br />however a few parking spaces could be removed to allow for tree wells. He was concerned <br />about losing visibility by planting trees. <br /> <br />Mr. Tarver did not require trees; shrubs would be sufficient. <br /> <br /> It was moved by Ms. Dennis, seconded by Ms. Michelotti, to adopt Resolution No. <br />94-145, approving the staff recommendation for development plan to construct a retail center <br />consisting of one main building of 152,800 sq. ft. and two pad buildings totalling 31,590 sq. ft. <br />on an approxin~a~ely 17-acre site located at 4301 Rosewood Drive, with the unders~ding that <br />staff will work with the applicant to modify the area beneath the sign in the rear of the building <br />and the cornice. <br />The roll call vote was as follows: <br />AYES: Councilmembers - Dennis, Michelo~ti, Pico, and Mayor Tarvet <br />NOES: None <br />ABSENT: Councilmember Mohr <br />ABSTAIN: None <br /> <br />12/06/94 <br /> - 19 - <br /> <br /> <br />
