7. PUBLIC HEARINGS <br /> <br />Item 7a <br />PUD-91-15-1M. Betty J. Dawes/Pinn Brothers Construction <br />Anvlication for 1) a major modification of an approved PUD development plan to allow 46 <br />smaIMot simile-family detached units on an avproximatelv 6.6 acre site in lieu of 48 paired <br />single-family units {duets) previously approved~ and 2) rezoning to the PUD (Planned Unit <br />Develonment) - LDR {Low Density Residential) District and development alan approval for <br />one single-family detached unit on a 1.44 are site and one existing single-family detached <br />house on a 0.98 acre site to conform to the Stoneridge Drive Specific Plan, The subject <br />proneHies are located southeasterly of Stoneridge Drive at the intersections of Glen Isle <br />Drive and Newton Way and are presently zoned PUD (Planned Unit Develonment) - MDR <br />and HDR {Medium and High Density Residential) District. (SR 94:334) <br /> <br />Brian Swift presented the staff report. <br /> <br />Mayor Tarver declared the public heating open. <br /> <br /> Allan Pinn, Pinn Brothers Construction, 1475 Saratoga Avenue, Suite 250, San Jose, <br />95129, briefly reviewed the updated design. He reviewed other projects he and his brother have <br />been involved in and then requested Council's approval. <br /> <br /> Mr. Tarver asked about the development schedule and when the project is proposed to <br />be completed. <br /> <br /> Mr. Pinn stated he would comply with the growth management schedule in place and <br />would record the map and obtain permits in December 1994. The project would be finished in <br />1995. <br /> <br /> Bert Felix asked what the price of the homes would be; he was mid $250,000 to <br />$300,000. <br /> <br />There being no further testimony, the public hearing was closest. <br /> <br /> Ms. Mohr spo~ in favor of single-family delached housing and the desirability of small <br />homes on small lots for starter homes. She did not believe there would be any problem <br />marketing the produel. <br /> <br />Mr. Pico asked for clarification on the street width and the two lots on Trenery Drive. <br /> <br /> Brian Swift indicated the streets are 36 feet wide and the Trenery Drive right-of-way is <br />the same as on the parcel map approved six months ago.
