Mr. Edgar reviewed the prior discussion held on this matter. Mr. Hirst stated that the condition attached to the Conditional Use Permit by the Planning Comm- ission was valid. Considerable discussion regarding modifications to the condit- ion to include site plan approval, among other items, edsued. It was moved by Councilmad Reid and seconded By Councilman Rega that the condition imposed by the Planning Commission regarding the delaying of construction of the service station until 25% of the proposed shopping center was completed, be sub- stituted for the condition that a Conditional Use Permit and Building Permit for the service statio~ be gra~ted after the approval by the Design Review Board, of site, architectural and landscaping plans, presented in the form of a character sketch, of the entire shopping center. Mr. Edgar reviewed the report of the Parks and Recreation Commission, dated April 23, 1969, which recommended to the City Council that an amendment to Ordinance No. 439, Park Dedication Ordinance, changing the in-lieu fees from $80.00 per lot to $125.00 per lot. After considerable discussion, it was moved by Councilman Rega and seconded by Councilman Spiliotopoulos that Ordinance No. 555, amending Ordinance No. 439, to increase the in-lieu fees to $125.00 per lot, be introduced.
