Morgan, et al~ 1801 Santa Rita Road, from a decision <br /> of the Planni'n'g CoFnmisSion a~provin~' the' ~pplication Of Singer Hous- <br /> in~ 'Company ~or a conditiWnal' use Permit No. 71-~, regardiHg th"e 6on- <br /> struction and operation of an Arco"Service St'atk"on"~'n' the northwest <br /> corner of Hopyard Road and We'st Las Posita'~ Bou'levard~ in a Neighbor- <br /> hoo'd"Commercxal 'District. <br /> <br /> Mr. Aiello reviewed his'repdrt'dated May'28,'i971, which stated that <br /> the Planning Commission' approVed' a Conditional 'use Permitto allow <br /> construction and operation Of'this service station because it felt it <br /> was in line with the Service Station Study'made by the Planning Depart- <br /> ment and also because of the moral committment as stated in the annex- <br /> ationagreement with Volk-McLain Communities, should be honored. <br /> <br /> A representative of Singer Housing Company requested that the City <br /> Council approve the, Conditional Use Permit for this ARCO Service Station. <br /> <br /> Mr. Fales read a letter from Mr. Ed McDonald, president of the Del <br /> Prado Homeowners.=Association and a letter from Mr. M.C. Merriott, of <br /> the Val Vista!'0Homeowner~iAssociation. Both letters listed objections <br /> toaddi.tional_service stations on Hopyard Road <br /> <br /> Mr. Les Morgan owner of a service station at 1801 Santa Rita Road, re- <br /> ported that existing service station owners are currently experiencing <br /> difficulty in meeting their rental payments. He added that the con- <br /> struction of additional service stations at this time will most likely <br /> put some of the existing station lessees out of business. <br /> <br /> Mr. Robert Moore of Valley Trails stated his objections to service <br /> stations located in the subject area· <br /> <br /> Mr. Michael Kemp,.operator of a service station at 3790 Hopyard Road, <br /> explained inldetail the investment.made by the lessee in leasing a <br /> station and. t-he-amount of gasoline he has to sell in order to make the <br /> .rental payme~ts..'to the-company. He stated that there is about a 25% <br /> turnover of. lessees because they do not have the trade· He remarked <br /> that.competition was_a good thing but not until the existing stations <br /> were,established. <br /> <br /> Among the. numerous objectors to the installation of another service <br /><l.jstation, on.Hopyard Road,.were Mr. Ted Lannin, Mr. Ted Arthur, Mr. <br /> George~Moore, Mrs. Marilyn Neithhammer, Mr. Ed Joseph and Mr. Walter <br /> Anderson. <br /> <br /> There being nofurther remarks from the public, it was moved by <br /> Councilman'.Spiliotopoulos and seconded by Councilman Beratlis that the <br /> public hearing.be closed. <br /> <br /> T~eroll~=-c.~lllvotewas"'as follows: <br /> <br /> AYES: CouncilmenBeratlis, Gerton, Pearson, Spiliotopoulos and <br /> NOES: None Mayor Reid <br /> ABSENT:'.I None <br /> <br /> Mr=..
