It was moved by Councilman Beratlis and seconded by Councilman <br /> Spiliotopoulos that Ordinance No. 629, approving the amendment to <br /> Section 2-7.08, Article 8, Title II of the Pleasanton Ordinance Code, <br /> to add "Furniture Upholstrey Shops" as a Conditional Use in the <br /> Community Commercial District, be introduced. <br /> <br /> The roll call vote was as follows: <br /> <br /> AYES: Councilmen Beratlis, Gerton, Pearson, Spiliotopoulos and <br /> NOES: None Mayor Reid <br /> ABSENT: None <br /> <br /> Application of E.W. Schlies, M.D. % J. Bras, 60 I4ission Drive, to <br /> rezone from the Agricultural District to the Office District that <br /> property described as ParCel 4;' Block '1151', Alameda County AssesSor's <br /> Map Book 94'~, containing a~pr6'~imatel~.. 15.69 acres, more commonl,y ...... <br /> known as the northeast corner of Santa Rita Road and Mohr Avenue. <br /> <br /> Mayor Reid declared the public hearing open. <br /> <br />Mr. Aiello reported that the Planning Commission, by Resolution tqo. <br />1074, recommended to the City Council that the application of Dr. <br />E.W. Schlies be approved. <br /> <br />Mr. Aiello reviewed his report, dated March 29, 1971, in which he <br />stated that the staff recommendation is to deny the request to rezone <br />this 15.69 acre parcel to the Office District. Mr. Aiello based his <br />recommendation on the fact that the Central Business District must <br />be allowed to gain impetus before dispersion of office uses to other <br />areas are permitted. <br /> <br />Mr. Jack Bras' statement that there was very little office space in <br />the downtown area was disputed. <br /> <br />Dr. Schlies stated that he intended to use approximately 4-5 acres <br />of this property for his own medical complex and to develop the <br />balance as prospective tenents apply for a specific use. Dr. Schlies <br />also stated that he has been looking for over four years for a suit- <br />able location for his medical facility. <br /> <br />The City Council concurred with Dr. Schlies' statement regarding the <br />immediate need for a medical complex of this type but expressed their <br />concern over the remaining 10 acres being zoned for office use. <br /> <br />Mr. Fales asked the developer if he would be agreeable to having four <br />acres of the property zoned to allow the construction of a medical <br />complex and the rest retained in the Agricultural District with con- <br />trol over its development left to the City Council. Dr. Schlies to <br />the 4 acre zoning but asked what specific uses wouldn't conflict <br />with the Central Business District. Mr. Fales replied that the City <br />wouldn't designate but would retain the right to limit the develop- <br />ment. Dr. Schlies expressed concern over the balance of this proper- <br />ty being taxed as high priced land. <br /> <br />Councilman .Spiliotopoulos expressed his disappointment by stating <br />that services needed by this community are shoved aside in the defence <br />of the Central-Business District, the defense of the General Plan <br />and at the expense of the people. <br /> <br />Mr. Fales suggested that this matter be continued for two weeks in <br />order to give the staff and the applicant an opportunity to try to <br />work out this problem. <br /> <br />This suggestion was acceptable by the applicant and Mr. Bras asked <br />that this .public hearing. be continued for two weeks. <br /> <br /> 4. 4-19-71 <br /> <br /> <br />
