79-10 - Castlewood Prop.~ PUD-79-9 (Pico Avenue)
Mr. Art Dunk. ley, representing Castlewood Properties, stated he had three areas
'of concern which he felt should receive special consideration as follows: (1) design;
(2) large lot category; and (3) dedications/completions section. Mr. Dunkley stated
that because of the small size of the project and the massive dedication it would be
difficult to develop in a non-phased development, and he requested that this be taken
into consideration.

79-11 - Ponderosa Homes, Tr. 4432 (Del Prado) (1 or 3 year phased project)
Mr. Rick Angrisani, representing Ponderosa Homes, stated their only concern was
phasing of the project, and added that it should have 3 year phasing to make it a
viable project.

79-13 - Centex, PUD-79-11 (Myers site) (1 or 2 year phased project)
Mr. Bob Douglas, M and M Consultants, representing Centex Homes, stated they
would make their comments in writing and present to the Planning Department this
week.

79-14 - Chamberlain Group~ PUD-78-5 (Arbor Drive) (1 or 2 year phased project)
Mr. Ed Pozas, representing the Chamberlain Group, stated this developer had
problems in two areas as follows: (1) missing linkages; and (2) in-kind services,
and requested special consideration be given in these categories.

79-15 - Rousseau~ Tr. 3297 (Pimlico Condos.)
79-16 - Amador Valley Inv.~ Tr. 3148 (Fairlands)
Mr. George Oakes, representing Rousseau and Amador Valley Investors, stated he
would present his comments in writing regarding these two developments.

Mayor Brandes thanked the developers for their cooperation and encouraged them
to make any additional comments regarding their concerns on the Residential Alloca-
tion Program and their projects to the Planning staff by the end of this week. He
reminded developers of the special meetings to be held on January i1 and 15, 1980,
to review their projects individually.

Mayor Brandes recessed the meeting at 8:40 P.M.

Mayor Brandes reconvened the meeting at 8:50 P.M.

Fire Chief Joe Hill reported that a structure fire incident occured on this
date at 7707 Olive Drive, Pleasanton, at the home of Ted Kubic. First notification
of the alarm came in at 6:27 P.M. Three Engine Companies and the Rescue Vehicle
along with eight on duty personnel responded on the initial alarm. When the first
due Engine Company arrived, flames were rapidly spreading throughout the building.
To obtain more fire fighting personnel, a second alarm~as called which brought
eight off duty personnel and three reserves to the scene. The fire spread so fast
that Mrs. Kubic, who was upstairs with her daughter at the time of the fire, had
her hair singed while exiting the building. Damage estimates place the loss to the
structure at $145,000.00 and $15,000.00 to the contents. Cause of the fire was
attributed to an electrical short circuit in the Christmas tree lighting decora-
tions. Chief Hill stated this was a tragic event similar to many that have occurred
across the nation during past Christmas Holiday seasons. As a safety reminder, use
only those Christmas tree lights that bear the U.L. label and if using new or old
lights, check them for frayed or bare wires, loose connections and cracked or broken
sockets, and if found, discard them as being unsafe. Chief Hill added that mutual
aid had been received from Dublin. He stated that Pleasanton fire personnel did an
outstanding Job at the fire scene.

4. 12/18/79
