Condition 8. "That there be a minimum of 20 feet between houses and the <br /> houses be 2,000 sq. ft. to 2,600 sq. ft., with half being an average of <br /> 2,500 sq. ft.". <br /> <br /> Condition 16. "That there would be no common open space but rather private <br /> open space with no fences allowed to separate properties with the private <br /> contiguous open space". <br /> <br /> Condition 26. "That no unsightly outbuildings be allowed to be constructed". <br /> <br /> Condition 27. "That there be no planting of large screening trees, i.e., <br /> Monterey Pine, Cypress, Eucalyptus, etc., behind homes bordering Mirador <br /> Drive and Angels Street and/or that City Easement Control be established". <br /> <br /> Added Condition. "That the walkway through from the project be made through <br /> to Abbie Street rather than to the School Field". <br /> <br /> Mrs. Severin stated that while the homeowners had hoped, and still hope, there <br />would be fewer homes, which would thereby minimize grading and cut and fill, they <br />do feel that there are some redeeming qualities of this project which commend it to <br />City approval; the innovative green belt, the varied architectural design including <br />both fronts and backs, the preservation of heritage trees, the planting of addi- <br />tional trees, the sensativity to preservation of the views of surrounding proper- <br />ties by restricted fencing, restricted house heights, and restricted planrings. She <br />added that if these guarantees and others that the City might wish to add are in- <br />corporated in the conditions then the Pleasanton Heights homeowners could live with <br />the project. <br /> <br /> Mr. Frank Auf der Maur, 599 Pico, asked about the type of fence proposed and <br />how far it would extend. Mayor Brandes advised the fence would extend the full <br />length of the property. <br /> <br /> Ms. Virginia Patton, 630 E. Angels Street, expressed concern regarding the <br />development of this property. She stated it was a prime parcel and should be <br />developed in a very unique style to preserve the natural beauty of the hillside, <br />and she felt the proposed development did not accomplish this. <br /> <br /> Ms. Betty Rider, 4393 Miradot Drive, asked what will be done with Miradot Drive <br />and how it will Join into Pico. She also asked what will be done with Abbie Street, <br />the void, then the continuation of Abbie Street. She stated this creates an awkward <br />situation. She also asked what route construction trucks would use in connection <br />with this project. Mr. Harris advised the General Plan shows Miradot Joining into <br />Pico but that is not a part of this particular project. Mr. Campbell advised this <br />project does not impact Abbie Street, and that the City will have to approve all <br />construction haul routes associated with this project. <br /> <br /> Mr. Ed Catalano, 627 E. Angela Street, stated he was concerned about massive <br />grading and its adverse impact on the hillside. He stated he felt there was a <br />need for elite housing in Pleasanton and this could not be achieved if there is <br />massive grading. <br /> <br /> Mr. Don Gorman, 3636 Canelli Court, expressed concern regarding the design of <br />Pico Avenue and increased traffic. <br /> <br /> 7. 10/23/79 <br /> <br /> <br />
