He stated <br /> it was now in order to receive testimony on the' general plan amendments as proposed <br /> by the Land Use Committee. <br /> <br />1. Change .the northernmost 20 acres .of. the. 88 acre parcel between the Stoneridge <br /> Shopping Center and 1-680 from .'.'High D@n~i.ty Residential" to "Commercial and <br /> Offices" <br /> Mr. Joe~Burkhardt, representing the Stoneson DevelOpment'COrp., stated that <br /> the area in question is 91.5 acres. Mr. Burkhardt advised that the Daon Corpora- <br /> tion has presented plans for development of this property. He stated the develop- <br /> ment concept has changed since the first proposal in 1979;' he advised there would <br /> not be any hospital or medical facilities included in; this development. <br /> <br /> Mr. Dave Capton, representing Daon Corporation, presented specific plans for <br /> this land use change, showing 65 acres to be developed commercial, 20 acres as <br /> residential, and 5 acres as park area. He presented a topography plan showing <br /> the proposed development in proximity to surrounding properties. He also pre- <br /> sented a detailed plan showing position of commercial buildings and residential <br /> units. <br /> <br /> Mr. Lynn McVickar, representing Daon Corporation, reviewed the specifics of <br /> the buildings, land use, and architecture, and stated that the development will <br /> be regional in character. He pointed out the compatibility of the townhouses to <br /> the single-family housing in the adjacent neighborhood; advantages of a public <br /> park and access to the park which will be maintained by the developer; the pro- <br /> fessional office building buffered from the residential area which will also act <br /> as a buffer from the freeway; advantages of two-story small office complexes;' <br /> the motel/hotel development, and the major office center which will consist of <br /> 2, 3, 4, and 5 story buildings. He presented a horizontal view of the proposed <br /> development in comparison to the Stoneridge Shopping Center to reveal that no <br /> buildings would stand higher than the Shopping Center and will not obstruct the <br /> view in this area. He advised the development would be in character with the <br /> existing Stoneridge Shopping Center. <br /> <br /> Mr. Dave Capton stated this firm is in agreement with the staff recommenda- <br /> tions and Planning Commission conditions regarding the general plan amendment <br /> · rith the exception of one; he requested that the requirement of 400 condominium <br /> units be deleted. He stated that at the time of PUD consideration a more precise <br /> number can be ascertained for the number of units that will be feasible for this <br /> development. <br /> <br />2.
