The property is zoned PUD <br />(Planned Unit Development) District <br /> ' ' <br /> <br />On the basis of an Initial Study of the potential environmental impacts of the <br />pro.3ectt. the Director of Plannin~ and Community Development has determined that <br />the proposed project would not have any potential significant adverse effect.s on <br />the environment and that an environmental impact report need not be p~epared. This <br />Initia~ ..Study is available for review at the Planning.Divis.ion~ 200 Bernal AvenUe, <br />Pleasanton. Comments on this decision may be directed to either the Planning sta~.f <br />prior to the above meetin.~.date~ or directly to the City. Council at the above <br />noticed meeting <br /> Mr. Harris presented his report (SR 81:40) dated February 3, 1981, regarding this <br />matter. <br /> <br /> Mayor Mercer declared the public hearing open on the application and the Negative <br />Declaraion. <br /> <br /> Mr. David Brown, representing Reynolds and Brown, reviewed the proposed project <br />stating that it will be a 56 acre parcel office industrial park. He displayed <br />layouts of street plans, landscaping, bike paths, entrance and signing, and aerial <br />view with neighboring development shown. He stated that Reynolds and Brown are local <br />developers with a good reputation. Mr. Brown advised there will be 13 lots developed <br />in the first phase building project, and that most of these buildings will be one- <br />story with 2 to 3 story buildings added later. He stated he supports the Council <br />Study Session relative to industrial building concerns, and would like to be included <br />in this review. Mr. Brown stated he was agreeable to conditions established by <br />Planning Connnission. He advised that a traffic study had been done by TJKM, which <br />defined two areas of concern; Johnson Drive at Hopyard, and Johnson Drive at Meyers, <br />and that both of these areas had been addressed by Planning Commission. Mr. Brown <br />advised that Reynolds and Brown is agreeable to participating in the cost of traffic <br />improvements, and will work with the City to mitigate traffic problems. Mr. Brown <br />stated he expected the total development of the project to be completed in 7-8 years, <br />with first phase development to begin immediately after approval, to coincide with <br />the street improvements. Mr. Brown advised he had met with staff earlier today <br />regarding water improvements. He stated he did not want to delay the project until <br />the water improvements are completed. <br /> <br /> Mr. Joe Callahart, representing CPS and Associates, stated he had discussed with <br />Reynolds and Brown the Master Transportation Study for the northern portion of <br />Pleasanton, and he felt that all four projects are in agreement that there are <br /> <br /> s. 2/10/81 <br /> <br /> <br />
